I would imagine most misrepresent their sources and uses when they apply for their financing.

One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with. 

I have also invested in mortgage notes and so far no one has defaulted, but if someone does, I am not sure how much it will cost me to exercise my lien (I imagine there are some legal fees involved, but since I have not yet experienced it, I cannot speak to it first hand). 

However, it's always advised to consult with a CPA regarding this, and I'd imagine there may be some nuances since, again, title is held in your name, not your LLC's.  

Generally I start the nagging emails and texts after about the 15th of the month and depending on the response I deliver notice by the 18th.
