What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I've received several call from prospective buyers asking for my help in seeing this home and stating that they sent him their personal documents after which their accounts were compromised.  

These lenders often have more flexibility with underwriting and may not require traditional income documentation.

As with an STR, so long as you set and document clear expections, it is on the guest or tenant to proceed accordingly.
