@Derek Bell I have no data to back this up but I think based simply on the needs and demands of the e-commerce industry warehousing and flex warehousing is a great asset class to be developing.

Demand is still high from covid, ecommerce eats up huge lots, infill locations are needed and city zoning won't allow more construction, thus keeping supply down.

I am a truck driver by trade currently, and do some different forms of e-commerce for a side hustle in the mean time. 

This helped further open my eyes to vastly different ways of life compared to how I’d been living all these years before.I spent the next few years trying my hand at several different e-commerce businesses.
