I assume that the situation you described above was a bank owned apartment portfolio(foreclosed)?  

If so, given everything you have described - another option might be to cash out of it and take the money and run.  

So there is a big incentive to make sure that they are good tenants with you - or else they are out entirely.I hope all of this makes sense how I am describing it. 

But... if it is, I think your best bet to find the type of syndicator you've described is... offline, and over a period of months or years. 

Lower price point projects like you describe are generally the best candidates.

You can do what you describe, but I would advise to only give the necessary info to your loan officer.

It is bad enough living in a house under renovation, it gets even worse when you are doing all the work yourself, and worse yet if this is in addition to a 40 hr workweek.What you describe is basically a sheetrock job with a few "fixes".

The way you describe it, it seems like its more than just inexpensive material selections.
