@Erick AcostaS-Corp can potentially save you on payroll taxes. There are costs associated with the set up of an S-Corp(election costs, payroll tax return costs, income tax return costs, etc).It only makes sense when the savings of the payroll taxes will be more than the administrative costs. You should definitely consult with your tax advisor on if it is right for you.

@Chris Farrugia, not sure if this is already part of your email newsletter but I'd throw in a monthly recap each month. i.e. first week of each month, send out an info graphic with Naples, FL highlights: # of homes sold, # of condos sold, avg and/or median sale prices for each, # of new listings, etc.We send this kind of information to our database and also share some comparisons.

I know other student rental investors that do not require guarantors because of the additional administrative work and they say that the social pressure of not paying rent is enough insurance.Low Vacancy - LOCATION is everything with student rentals.

Hey @Steven Barr, I suspect the various clerks were just being cranky and/or having a laugh at your expense.Every county in Georgia has a physical "newspaper of record" where foreclosure notices (AKA "Notices of Sale Under Power") are required to be listed.Fortunately, there's also a FREE website (https://www.georgiapublicnotice.com/) that aggregates data across multiple Georgia counties into a single, searchable database, bless their hearts!
