When you consider that I only work about 4 hours a week, that breaks down to an hourly rate of just over $1,500 per hour.

As @Jonathan Greene mentioned this is kind of a dated strategy in the new price/interest rate environment.

Don't expect rates to come down. 

@Chinku Chinku the rich get rich by making their money work for them.They borrow at one rate, to invest in something that returns a higher rate - they profit on the difference.Only you can evaluate your risk tolerence though.

I had somebody contact me about investing in their rental arbitrage.

But SFH are already seeing renewals at 2%-4% and release rates up at least 5% YoY...that number is even higher on some luxury ($3k+/m rent) homes as those are harder to find.The rest is entirely speculative.

I was only in those bushes because I lost one of my contact lenses.

However, they have a direct contact in the department who can come out sooner once the secondary cleanout starts backing up again.Would appreciate any advice or insight from those who have dealt with a similar situation!
