Unless you have boots on the ground working off-market deals or even the tax auction, I advise extreme caution.

I get multiple CRM and VA calls per week on two of my parks though and I just hang up... if you can't pronounce my home town correctly I know your just cranking phone numbers.Take Frank Rolfe's MHP investing boot camp.Stick with local smaller banks for funding. 

There are some fantastic online resources but no substitute for boots on the ground.

My search for this property was a little over 9 months of pretty extensive area research with boots on the ground.

What are your boots on the ground telling you?

Exterior work involved repairing the roof, painting, replacing rotten wood, and installing new light fixtures.Multiple contractors were engaged for the project, with licensed professionals handling electrical, plumbing, and HVAC upgrades.I have compared the comps in this area on Zillow and it’s in the range of 115k to 130k. all else checks out, except that I do not have boots on the ground to verify in-person.  

I would like to prioritize cashflow but I also want to avoid buying something JUST for the cashflow with no appreciation potential at all.I like both markets, but having boots on the ground that you already know and trust who can be eyes on the prize once you have it is also invaluable.

I can provide a more boots on the ground perspective for various areas of KY.

Hey @Julie Brangenberg - I have an AirBnB here in Chicago but never in specific college towns...I would tend to say that it's probably not the best location unless you have boots on the ground there.I could also see more damage being done in college towns, higher repairs maintenance, and shorter stays but that is honestly just a hypothesisIs there a specific reason you want to get into the STR space?
