It has an oil well on it, so we plan to keep the mineral rights since there's no better ROI than ROI on something you don't have to put any money into - just hope the price of oil continues to climb.

One of the advice I would give you if you do start thinking about investing here is don't buy properties that use oil to heat water or heat the property, it gets expensive quickly.
