Another difference is that you'll keep the unit churning with STR.

I know that assuming $5-6k per door and $380k-$480 later not only will the value of the property go up but the NOI this could be churning based on my proforma due to vacancy and what the surrounding areas are demanding. 

Good on you to churn out that kinda volume.

It was actually the recommendation of my loan officer to keep churning these flips as FHA, before we looked at the occupancy clause, so I hope that means no penalty to him.

I can kind of see where the insurance agents are coming from if they are just trying to churn out policies as fast as possible. :)

But they will actually do the dang research to accurately valuate your house, they charge more because they are taking their time and doing their jobs well, instead of just churning out cheap/shoddy spray-and-pray appraisals at the cyclic rate of fire of a light machine gun fired from the hip.

So the larger firms tend to have to churn and burn inventory and sell,sell,sell as someone calls it to make any kind of substantial income.

I do $5K deals all day long.....They keep the bills paid and the business/staff churning.  

Bad customer service causing churn or slowing down signups?

Sometimes it gets passed a few times without the updates (good commission churn for realtors and transaction folks).
