Is it over-blown or game changing?

Looking to get into the BRRRR game and trying to estimate how much renovations will cost for an average distressed 2-3 bedroom home roughly 1200 square feet or less.

I was trying to get started, had all the information but needed to pull the trigger to get in the game. 

No heart shaped tubs are arcade games in this one. 

. ;-) There is nothing false wiih what @Henry Clark said.Commercial real estate is broad - Office space, self-storage, Farm, Data centers, residential properties above 4 units, etcIt can be true that one part of commercial real estate is suffering while others is thriving.

Then connect with some hard money lenders (you can find some here on BP as well as some who are typing this right now) and connect with them to understand their product type, what they like to lend on and requirements.Hard money broker is all numbers game of making relationships and helping those that are looking for financing, it starts out slow but if you get with a few good borrowers and lenders it can be pretty decent money to be made.As an example we paid six figures last year to HM brokers. 

I'm new to the real estate game and have heard a lof of good things about Propstream and Dealmachine.

There are so many plays to run in this game I don't have time to type them all. 

I think real estate investors in the game just become confident as to handle new challenges and they call that being experienced - Just like parenting: you think you are experienced with changing diapers, but the child is growing-kindergaten-grade one-baseball/soccer- soon teenage and the jazz goes on - grandparent
