Go on Amazon and search "The Rockstar Real Estate Agent Roadmap" book. :) It doesn't talk or teach about making millions as an agent but helps you understand what a career typically looks like and things to consider before jumping in.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.You need to get a firm grasp on two things: the ways to make money with real estate, and how to find deals that match your goals.P.S.

Be mindful of a gift tax implications if you sell a house for less than FMV.Also be mindful of transactions between related parties when selling at a loss.

I have been reading and listening to real estate investing books everyday for a while now and it is something i want to pursue. 

Get in contact with a 1031 exchange company during the transaction and roll it into another property perhaps.

If you can sit on the sidelines and be choosy this requirement is fine, but you are going to have to kiss a lot of frogs before you find someone with that much cash on a wrap sale transaction...it may take 6+ months unless you advertise like a mad man3.

Because the chances of successfully concluding a wholesale transaction when you lack experience, knowledge and capital are so infinitesimally small that you’d be better off playing the lottery.  

I have read the book on long distance investing and still am not too confident to get started.
