Your other options are to consider non-renewal of the lease as you might have to just tough it out until the end of the lease.If you do need to stick it out with the tenant until end of their year lease, I would now define that cashiers check, money order or cash are the only acceptable forms of payment due to her history of bounced checks. thats also in my lease that its my prerogative to demand certified funds... this way there are no further excuses with check problems and you can go straight to filing if they are late....pretty bold going on a cruise while rent check bounces.. their priorities are all out of whack.... they need to know that their stuff goes on the curb following an eviction and they need to re prioritize their finances to make rent number one.

In the "auto-responder" emails that the prospect has received so far, "no evictions" were in red bold in the email footer...I'd have waited until prospect started the official screening process (after app fee was paid) to see what turned up.
