It's making me worried how many "extra" expenses there are that will be added on. for example the inspection, a title check, lawyer fees, and I feel like many other little things. 

I just went down the the Office of the Zoning Administrator in Baltimore City today and I was told that units can't be added to a building in zoning codes R1 - R6 (e.g. you can't turn a 3 unit into a 4 unit). 

BUT...it might be that you have that really nice 2 1/2" bead board that was popular from 1880 up until Great Depression.

Split your fee (but not sure how that will roll with the agent's broker company as he/she is likely under a contract with the firm).Tell the agent your price is firm and if they want 3% it needs to be added on top of the price..

(Small MF's on normal sized lots being torn down are generally replaced with townhouses that are sold off individually;  or they are building SEDU/aPodment beehives;  nobody seems to be adding or replacing 4-6 unit apartment structures with decent size units)   Also if you are looking inside seattle proper,  be aware of all the additional rental regulations in place there which I love to rant about.   

if not, the amortization of the point possibly can be added to the basis of the property so that you are not losing a year of the deduction.
