@Joe Hamner The assessed land value does NOT mean that you will have no depreciable basis and everything will be assigned to land (not depreciable).Getting a cost segregation study done will break out the 15 year depreciable assets (landscaping, pavement, fencing, site lighting, etc.) from the 27.5-year infrastructure assets (septic, water, propane, electrical, etc.).

The way we work with a slate roof is simply to remove all the slate from the section of roof where the solar array will go, then tie in to the trusses/rafters with standoffs and either use a rolled asphalt surface or a rubber membrane to seal the portion of roof under the panels, then replace some of the slate around the edges so it's a seamless transition from slate to solar.

As long as that’s at least close to fair rent, it’s a newer house, and you have plenty of cash to replace roof (if it’s asphalt plan on buying one), water heater, ac/furnace.I’d get a serious real estate lawyer involved, what happens after 10 years if they want to stay can’t/won’t move, what happens if you don’t fix something fast enough, landscaping, snow removal?
