I am definitely NOT into the alcohol thing but thanks for the warning!  

In reality, I believe the tenant is a pretty severe alcoholic and doesn't want anyone in her unit.

Too much of a headache for the Landlord if they leak, break down, excess water consumption, etc. 

However, people on BP will say it’s totally discriminatory, but you are fully allowed to select a tenant you feel is best qualified... alcoholics and drug dealers are usually something I feel as “ unqualified people “ haha.

To-date, our lowest came in at 48% and we have one old Victorian whose consumption improved by more than 75%.We are working on an acquisition that will have sufficient lot size (~36,000 ft^2) to allow us to eventually replace the existing structures with a 8-10 row house units built to Passivhaus standards.

Not to mention it has been so much easier getting bank financing for a well-known QSR brand than a smaller FSR concept that serves alcohol - what a headache that was...

One may be so they collect a base amount to meet operational expenses, and therefore they offer a reduced rate on gas consumption.  

Spend less money on alcohol, partying and eating out.
