Factoring in some of your schedules and trying to accommodate as much as possible I was thinking we start out by meeting at Nate's (Old Grain Mill in Buda) on Tuesday, April 18th at 6:30PM.  

The conventional financing guidelines were designed with the primary end user in mind for the most part with slight accommodation for investment or non owner occupied use (75% of gross income and other simplistic rules).Good post Ruddy!

Marcus has a big part in his own troubles.If Marcus wants (read that NEEDS) to stay, he ought to do what us necessary to accommodate protection for the investor.

I have to do the due diligence with the city to make sure the allowances for water, sewer, electric infrastructure can be accommodated.

Anticipating these needs, employing the technology (or making accommodations for it at a minimum) and building in safeguards is very important.

If a door way needs to be widened or some other accommodations or repairs need to be made the non profit pays for that.

I include another month of holding costs in my projections to accommodate extra time needed to close on the pre-sale.
