There's a chance that you are crapping on their grandparents' hutch or the dining room table that was in their childhood home.

I can't tell you how many times I've seen this - both in working complex investigations in law enforcement and in dragging loans across the finish line to the closing table.

We know how it works from the borrower side but we are not sure how things work on the other side of the table like how to finding borrowers etc.

Developing a relationship and understanding the skillset your agent will bring to the table is vital upfront and puts even more responsibility on the buyer to have selected an agent that will get them to the finish line.

So, I was reading this book a while back called "Setting the Table" by Danny Meyer.

Offer to run errands, make hardware store trips, bring capital to the table etc.

I was being told bring a mili to the table for STRs, or stay out.

I was ultra conservative in that I did not max out the equity available to me but left some on the table for the in case scenario.  

Given the details here I'd say no, you should take any development thoughts off the table because to do that is not something one simply learns over night, there is a lot to it. $209k is very cheap for 40 acres, so that offer could be a person interested for hunting land and nothing I'd get excited over, and I wouldn't assume it means anything other than you could sell it for $209k.
