This location is PRIME & safe, it's a 10min walk to downtown Durham, a 1min walk to their Physician's Assistant School, across from a beautiful park, on the same street as a bus stop which helps students/guests without cars, has a HUGE backyard, it's the most expensive zipcode in Durham, the surrounding homes are all well maintained, it's a historic neighborhood, there are townhomes being built a block down starting at $650k and more being built two blocks away starting at $800k.

Drug abuse?

I See many good opportunities in those towns but relatively far from MBTA or require to take a bus to get to MBTA.

To continue "being nice" while the other person craps in your mess kit is not being nice its being abused.  

I have a 4 car driveway and can almost throw a baseball and hit a bus bench, so I was good anyways.

Now we have a girl at $650 from a local program for survivors of domestic abuse.

However it's not something that can easily be abused to scale a rental portfolio. 

If I have to go far, I take a bus. 

You should never allow a tenant to argue with you and certainly not be abusive towards you.
