For undergrad students, have previously required a co-signer and for PhD students, have qualified them based on stipend income from the university. 

I did my undergrad in Finance and most of my MBA in Finance. 

Like you I also have a MBA with my undergrad in finance and economics for god sake :) I have gutted my way through and I can do it, but I wouldn't say it comes easily or that I can visualize it like others seem to be able to do.

But I earned my undergrad from Utah.

Just earning a mostly worthless undergrad degree, I can only imagine the time, effort, sacrifice and cost becoming an MD took.  

I'm currently working full-time and am finishing up my undergrad degree and have been saving just about every penny I could since I started working full-time last June and have built up a savings/investment portfolio of ~$25,000 that I would like to consolidate into a rental property (preferably a duplex that I could house hack). 

For my undergrad the best I could go for would be economics, business or accounting. 

I had a friend at undergrad that did not want to get into rentals like me later on when he heard long-term goals. 

For the past two years, I’ve been back and forth between how I should continue my career goals after finishing undergrad.

I worked my way through undergrad + side hustles (sometimes working two or three jobs), up until I got a corporate gig.
