Screening medical school and veterinary school tenants

Curious for best practice for screening medical and veterinary students to make sure they are solid tenants.  For undergrad students, have previously required a co-signer and for PhD students, have qualified them based on stipend income from the university.  Do those of you renting renting to medical students require a co-signer since they have no income? Or do you qualify them based on their student loans covering housing expense, and, if so, what documentation do you require?  Curious how others have approached this.  Thank you in advance for any thoughts on this you're willing to share.
