U  can Try Do Hard Money but be aware they promise 100% but then you have to pay 3k for their materials and then I think based on other posts here on BP its 600.00 per submission for underwriting and you need EM to tie up the property in the first place.. so you can see how 6k will really get you no where..

You can certainly have one lender to review and approve both properties, advantage being one credit pull, one set of paperwork submissions, etc.

I'm on the East side of Austin and looking to increase the value of my primary residence, which I own outright, for a future sale and/or hold and rent depending on market conditions at that time (3-5 year plan due to personal reasons).Specifically, I'm looking to build a 32'x12' composite wood deck, with a 11'x12' pergola covering one side of the deck.I read the city's docs on permitting and had a teleconsult with the permitting office and arrived at the below process.Looks like for step 3a I *need* a structural engineer to craft the foundation plan as part of my submission -- does anyone have good working relationships with a structural engineer that they can connect me to?

Anyone application get dettached from their tenant or get dettached from their landlord??  Thanks Amanda. How long does it take to get payments of 15 months. I applied in 8-14-2021 still says under review.
