You said that you are applying for an FHA loan so it sounds as though you'd be living in one unit. 

Is it because the loan you assume after a cash-out refinance is more likely to be higher than your gross cash flow? 

That being said, I had to translate a lot of documents on my own for the loan process, so there was more effort involved.
