You will be too detached.5 is required in some states and not in others so a lot if left to your viewing on-site so if you are not seeing it in person, you need full photos and videos of every part of the basement and attic so you have an idea of where the trouble lies before making an offer.

And by the time he was ready he had the complete model for what the program was teaching and from what I could see it worked for him.. the 40k training stuff that is done through up sell IE come to free seminar  then go to 3 day training for a few grand then come to 40k program those will have fall out rates in the 75 to 90% range for those that invest in those trainings from what I saw..

I've found some decent things at Target, and a lot on Amazon (this bed frame is great: https://www.amazon.com/gp/product/B08XPN96MG/ref=ppx_yo_dt_b...).There's also a company that seems legit called fullhaus, but I haven't used them (I've had my wife help me pick out everything). 2) The main thing is to be clear that you are not onsite, but happy to help remotely.

You're not on site or within driving distance and even with a property manager, lots of things can happen.

Give 30 days notice and move out.If he's been a good tenant, you can "train" him to do the right thing and put more money in you pocket. 

Early this year I fired all of them on the same day because I was doing the majority of the work, the didn't take training and coaching well, and the main thing was that their CAPACITY was tiny.
