We're all here to generate more income, and we should all do what makes us feel the most confident be it turnkey or "traditional" soup-to-nuts.Regarding #2, of course the turnkey company takes a cut, but to me that matters not if they are getting you a better deal than you could find on your own.So my request to you... can you keep us posted over the coming months how everything turns out?

I gave them notification that I will be raising rent on this new contract.Should last months rent that they paid in the beginning just get transferred to the new contract plus the rent increase?

@Will Barnard is correct to lending money in CA your either need to be CA broker , NMLS licensed, or consumer credit.What I like to do when I am looking at a new market and have a question is to simply google hard money lenders in that state.. at the bottom of their first page you will either see their NMLS disclosure or you will not... if they have it your pretty certain its required if they don't pretty certain its not.

The seller can sell you the property, so you can always try to sue for specific performance to sell the property whether they want to or not if you have a good written contract.

@Lisa Jones I didn't get a video link with my notification but I'm guessing we're all going crossing our fingers that we actually get the return of our capital at this point and not quite as concerned about the return on the investment.
