I had one in a rental and offered (at their cost)  the monitoring to tenant.  

Does anyone have experience with Rent Monitor as a software platform for managing units and collecting rent (current users)?  

I am always just skeptical when someone who has obvious financial interests in whipping up fear and uncertainty spends such a great amount of bandwidth coming into a forum whipping up fear and uncertainty.Maybe some people actually need to shell out a bunch of dough to "experts" to put a "compliance monitoring program" in place or to have them review the legalese of their websites, and maybe it makes them feel better knowing that even if nobody has ever been prosecuted for the things they are paying money to address, it is still a good investment.

My CRM doesn't track site visitors so this metric lets me monitor site conversions at a glance.

It is tricky to set up and can easily get out of whack so entries need to monitored carefully and not allowed to accumulate until year end.  

Anything paying more than 12% will require an exceptional property manager to keep the rent coming, you need to be monitor your property manager carefully if you get into that business.

I would like to try and buy a multi-family and I guess I will just continue to monitor throughout the winter to see if a deal REALLY jumps out at me.

We have a meter and are monitoring the moisture.We got our permits for all three houses pretty quickly, they're taped up in the windows already.
