Hi Everyone, This summer I'd like to buy a single family home in Jacksonville with at least 3 bedrooms and 1.5 bathrooms that are under $100k.

Hot off the presses, the best places for flipping homes, and Jacksonville not on the list. 

The reason I prompt this question is because, I'm looking at a quad right now in the Jacksonville, FL area that appears to shake out to about a 10% ROI and around $134 per door.

If someone pulls into Florida from NJ, they are left with the decision, "do we travel down to South Florida, or stay here in Jacksonville?".

If you are doing fix and flips you have to be careful because when you buy the property the value is X and by the time you fix it up and try to sell it the value is X - Y because of the foreclosures are used as comps.Here in Jacksonville, FL, our property appraiser does not recognize foreclosed sales, because the two parties did not get together to create a sale.

Oh yes and I have no problem naming names if anyone from Southeast Ga to Jacksonville need to know who to avoid just ask.
