I've done the rehab all myself so far with the exception of contracting out the new HVAC installation and electrician and I've gained a great deal of experience and appreciation for what is involved.

There are a few things on our tasks list that we want to have checked out before we rent it out and need some referrals on dependable masons  such as an electrician, plumber, heating and cooling, and fix a retaining wall and reinforce a metal fence.  

The electrician had 2 funerals to attend this week. 

We usually handle our own renovations without a general contractor, but we have the time to be there when needed, have good relationships with electrician, HVAC, tile guy, etc. , and do much of the work ourselves, anyway.  

I have done all of the boxes which helped save the electrician time and save me some money.

Price on kitchen and bath will vary a lot based on the type of finishes you have, however $25k will be a ballpark price especially if it's a rental unit.This is how the cost breaks down for us:$5,500 white shaker cabinets$3,200 granite$1,300 kitchen installation$3000 appliances$5,000 plumber + electrician$5,000 brand new bathroom including new flooring, tub and vanity, toilet, faucets, paint.$2,000 demo, permit fee and miscellaneous items.This is just a quick run down and like I said price will vary if you want to gut the whole place because at that point you have to add insulation etc.Hope this is helpful.

Calls the drywall guy on friday afternoon and says he is on schedule , the electrician and plumber are done and he can come this weekend .
