@Jeshua Patrick Sounds like a similar strategy to some of the funds I've seen where they borrow money from private investors at X% and loan it out at a higher Y% and keep the delta as their profit.

Depending on down payment, if it appraises for $440K and they paid $500K, make sure they have at least 60K cash to put into the deal, I’ve seen many times people offer over asking price and don’t have the cash to cover the delta between the purchase price and appraisal (because a lender will only lend based on the appraised value).20K over ask on a $480K home is like a 4% increase.

And that's for a rental building.Right now, we have an 8 unit property we're "refreshing" (somewhere between 2 and 3) and it's probably going to cost us $60-65/SF.I've often wondered if anyone has seen this kind of cost delta and flown in crews to try to arbitrage their labor costs.

Ultimately it’s the banks that will eat it, there’s no way the government is going to pay for rent when they can just tell banks to add the delta to the back of the loan.
