Otherwise, my HVAC company will do a full maintenance, check the condenser/coil, clean the furnace, check the ductwork, etc. - I paint every house, interior and exterior (unless the exterior is brick).

While it's certainly not required, I always put in a new washer/dryer (along with all appliances) my rehabs, and if the AC condenser is more than 15-20 years old (or in bad shape), I'll replace it.

I agree, but I don't think anybody is asking the listing agent to perform a house inspection for them, just provide a good idea of what they're dealing with so they can decide if they want to move forward or not.To the untrained eye, a missing dishwasher may seem about the same as a missing A/C condenser (after all they're about the same size, right?).
