(This is a long sentence.)We’re going to be gifted with a healthcare plan we are forced to purchase, and fined if we don’t,which puportedly covers at least 10 million more people, without adding a single new doctor,but provides for 16,000 new IRS agents, written by a committee whose chairman says he doesn’t understand it,passed by a congress that didn’t read it but exempted themselves from it, and signed by a president who smokes,with funding administered by a treasury chief who didn’t pay his taxes, for which we will be taxed for four years before any benefits take effect, by a government which has already bankrupted social security and medicare,all to be overseen by a surgeon general who is obese and financed by a country that’s broke.

-The lender was able to get an appraisal on one of the props for 2xs the value it had just 2 years ago (same appraiser)in order for the LTV to make sense (values havent changed that much)-The lender instructed the seller to take a seller carry note for 56k with no questioning of how it will be paid -The borrower had recently asked the lender for a 10k line of credit and was told that 10k wasnt worth the paperwork of trying to get the borrower approved to the loan committee-The lender also required the borrower to roll in his or her 2 other investment property loans which were not yet due.

Many times on both sides.Yes, the board needs to bless the transaction, or larger ones may give specific authority to a committee or even one executive director, depends on the scope of business and the the significance of the transaction to the organization.With smaller organizations, like local affiliate off Habitat for Humanity, you find citizen members who may not have a real estate background but one or two who do and the board will generally be in a go along mode relying one such key members.

I figure it makes them feel better about me as a borrower being completely transparent and helps the loan officer "sell" the loan to his loan committee.
