Do you have a designated parking spot, or will they be on the lawn or take a parking spot from one of your other tenants?

Ft Bragg is top 3 of the DOD in terms of just raw personnel and unfortunately BiggerPockets has a hand in making the rents go up artificially there, but the strategy is still sane.

They should give you a clear title, except maybe for things like water, sewer, lawn care, etc. 

No work was done inside the home, that is, the pipe was replaced in the front lawn from the home to the curb. 

But if you happen to have one of those licenses, you're in an market with artificially limited competition. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

But turn your front lawn into a junk-yard dumping toxic waste into soil, impacting entire neighborhood, no not cool.     

I guess I don't consider Westgate a part of Hilltop, but @Tristam Griffith is correct, Westgate is nice, I just picked one up there, also own one in ValleyView and one in Broad Lawn neighborhoods.
