It's going to be winter soon and that could affect the quality of items like how the paint looks after it goes on and how the landscaping turns out.I'd also suggest doing the big stuff right away -- like demoing walls, tearing out bathrooms and kitchens, etc. 

Each city or county has there own rules regarding pool tear out, I checked on one the other day and city guy said pulling a demo permit would take it off the tax roll then I was free to remove/partial remove and fill.

You can often get good wood look tile on sale at Floor and Decor for close to $1/square foot and then you're paying about $1/square foot to demo out any old tile and $2.50 a square foot to lay it.
