The most expensive one was a new water main in a house in Southern UT.

I have a 4 plex in Ogden, Utah.

Worked on a 5 Plex up on East bench of SLC, Utah by University of Utah.Put about 30 hours of cleanup and paint work and sold it for a $1500 profit.I was the punk teenager that just made $50 an hour ( back in 1975).Real estate agents made each about $2200 in commissions!

However, I currently have an Airbnb in Magna, Utah and would much prefer people to only stay a few nights at a time because more bookings = more cashflow for me.

The lenders I work with send me deals from 8.5% to 13%, similar rates in CA, AZ, WA, OR, TX and UT where I look at loans.  

PS...I have 20 acres in Southern Utah that I intend to do the same thing with and also have a rescue for dogs, horses, goats

There is no initial profit or cash flow in Cali, OR, WA, NV, AZ, UT or CO.

Hey guys, my wife and I were born & raised in NW Ohio, and I went to school at UT. 

I have owned ski rentals, a nightly rental property management company that managed over 80 properties, and a 5000 sq ft house in southern Utah that sleeps 20+ people that I rented nightly.  

I currently have conference calls/communication with London, Italy, CA, Utah, Canada and at one point......Russia (they live here now).
