What is your opinion on this alteration?

So, I am wondering if the above factors call for making any kind of alterations to calculations when searching for a good deal or if the market I am in simply doesn’t allow for meeting all of these criteria.

Means paying to have the roof altered. 

I also believe what is described, no matter how you alter the description, or even by adding a lock off, doesn't meet that definition.I doubt this would be covered under an owner's title policy unless it's an enhanced policy or if there was a notice of violation recorded in the public records but it never hurst to file a claim with the title insurer. 

In this kind of arrangement, you can’t alter how much goes toward commission and how much your profit is as a real estate investor.

changing your mind doesn't always work unless you truly did have a serious life altering situation that is forcing you to quit your job, relocate, take other action. even then you might be in a grey area with your earnest money potentially at risk...tough to comment without knowing what may be happening which may be too personal which is understandable.

This is what I use.With 14 properties and doing it all on paper I'm sure you are very organized so best thing to do is to try and take the organization you already have and translate it into a software.
