They have the vision, drive and money to do it.  

But what this fine group, the vision is clear.

First you want to have a clear vision of what you are doing this for.

I have visions of all realtors saying they know real estate investing (when they don't) just to get work. 

To be honest, my lady wears the tool belt in the relationship and I'm just hired muscle, but I'm very confident in her vision, skills and execution, and I think there's very little that we wouldn't be able to tackle in terms of fixing up our first property.

I'd get a cheapy new for this instance and keep my eye out at garage sales in the future.I got this vision of you driving your painters van up and down the Columbia on Sat looking for garage sales.. and loading up your van.. like a mini hoarder  LOL.. 

There is good advice in this thread but I would also consider adding a vision (few paragraphs) and a plan.
