Need Help! Overseas Investors

I have an appointment at noon tomorrow on 8 unit property.  Owner has 32 units total, (4 different buildings)  to be sold individually or together.    

I have a questions.  The owner of the property is a private investor of mutiple units.    

The motivation! ( The oversees investors want their money to invest in other properties)

If i buy 1 building its 160k per building.   If i buy 3 the price has dropped over the phone to 125k per building.    

My question is how can i use this the sellers motivation to get the best deal possible?  

3 of the 4 buildings are functioning.    the 4th is a total rehab.
