(My experience is most agents don't want the extra work/complication/hassle) Often they'll say they don't know how to get the tenant out of the unit, I usually just tell them to ask if the tenant would be willing to move out (you'd be surprised, but this occasionally can work - worked once for me so far - where I said they could leave whatever crap/garbage they wanted and I'd take care of it - don't worry about cleaning unit etc).

Owner pays garbage and water, which is $110 per month (total).

I've seen enough of the "subject to my partners approval" garbage...some even promoted by a FL licensed agent. 

Owners are also leaving a ton of "garbage" behind them, so might be able to score couple of hundred bucks on just metal/garage sale stuff alone lolLet me know what you Pros think, please.

If he/she gives you any garbage about "you signed a contract!!!"

They have been using my trash barrels for their trash and have been making a complete mess of my garbage area.

I snatched it, said it was garbage and... tossed it in the garbage.

I will also add that this tenant has been with me less than 6 months and already had power shut off once, a second door tag by power company hung for late payment, his garbage can revoked for non payment and late on his other utilities.  

When everybody giving you information works for the same group, you may be getting fed a line of garbage and not even be aware of it.

2) ARV - Same as above3) Rehab - Not always garbage but if you haven't worked with this wholesaler before, then you should take a look and feel comfortable about the deal.
