Or where you invest your time, energy, efforts, paper, fuel, etc. to get lists from say a City source like several mentioned above don't include equity.

As Silvio stated above, if you intend to sell the property soon, your pole is already in the water, why stop fishing now?

It was like a feeding frenzy with both government and mortgage lenders (as well as credit rating agencies) putting lots of fuel on the fire. 

I do not think adding more fuel to this fire will likely solve his cashflow problems.  

"rental agreement's" are a worthless <30 day waste of paper, and at that over abundant liability suites are fuel on the fire.Seeing it is JAX, FL I wouldn't know... but same thought may apply.

As inventory has a shortage, these properties are moving eastward and competition has continued to fuel property value increase.

My first reaction was to dismiss it as 20-something idealism fueled by get-rich-quick TikTok and YouTubes.

In exchange for knowledge and experience I can offer a hell of a work ethic, my own fuel, morning coffees and lunch outings. 

Not many racecar drivers start on the pole of the Indy 500 the day after they get their driver's license.
