Have your title rep give you access to their online title platform as well as their customer service line.Between Property Radar, the online title tool, and in depth calls to the customer service rep, I mitigated most of the title risk of buying at auction.

The larger city/larger locations, I will probably go through a broker, who can bring the most buyers to the table.Terms- Buy or sell discussion points.Not going into depth on these.

Depending on specifics, I may recommend to our Client to allow for some credit or reimbursement, but if I just gave away their money every time a Tenant was inconvenienced, I would be out of work.Also, it is simply not realistic to expect small landlords with only one or two properties to have any depth chart when it comes to vendors.

But maybe the annual report will offer some more in depth analysis then the short updates they provide to shareholders on occasion.Also, they do have plans of offering a IRA vehicle in 2017, which will also make it a bit more tax efficient since no such option exists at the moment.
