And then another investor used the term motivated seller one day at lunch about a non-motivated seller he had gotten a call from and I joked that they were motivated, they were motivated enough to call you for some reason.Result I started my unmotivated data base, dead leads, and started farming them sort of, just like my agent had done in the real estate office.

Under "Property" criteria there is a place to specify a date range for Last Market Recording Date.Under "Mortgage" criteria there is a place to specify a date range for Mortgage Origination Date.Since I'm wanting to choose properties that have a maximum amount of equity, it is logical I would want to specify the beginning date of one (or both) of those date ranges as far in the past as possible.I've noticed however that for the particular counties in Texas in which I'm interested, the counties must have not started recording those dates in the database until about Oct of 1992.

Marie Poe - You are certainly correct that hitting the delet button is easy, what Jerry is trying to get across (I think) is that by peddling garbage, you generate a bad name for yourself and if and when you ever do get a good deal locked, it is likely that some of your potential good buyers have removed themselves from yoru database or simply hit delete without even glancing at the deal expecting it to be crap.
