Other than that (from what I read) it really doesn't protect you from liability if you are managing the properties and a court can order full disclosure of property ownership for a number of different civil and criminal complaints.I may not be a 100% correct on this.

They are prosecuting the real estate professionals but the biggest criminals, the bankers, who benefited handsomely as the bubble inflated and then again when it crashed will never face criminal charges.

The landlords in my area compete for section 8 tenants and let them move in for $0 security deposit and give them questionable gift card bonuses for move in and renewals (which I believe violate the terms of the section 8 agreement).The people that will settle for crappy houses in a crappy area are those with lengthy criminal and eviction records that can't get approved for nicer houses.

Hi BPI'm on my last week of class.Was told to interview asap before exam bc process is not exam then brokerage.Told to get my criminal chk NOW.My investors flip, aka probono work with no license, is ready in late marchtime crunch......Never did Sale, marketing is my weakness.Question: should I sell as agent or hire at this point-------------Interview: I'm more confused then when I came in.They are big name brands:#1 high split,monthly fee 104-550/mo(65%-90% split) plus 125 processing and 350 broker commission for each closing all sidesMonthly fee gives same benefit only diff is split.

The only reasons that I can think of to pay a fee for a vacant unit would be if the owner wants it to be monitored for criminal activity or inspected for maintenance concerns (such as heat in the winter).
