If you are using the MLS, concentrate on properties that have been sitting on the MLS for a long time.

I have a degree in business admin. with a concentration in real estate, finance, and law from Cal Poly.

I am in Grad School for Public Administration, my concentration is Nonprofit Management.

Second, I just want to concentrate on finding great deals, and financing them.  

In your experience what part of Atlanta have you seen the greatest concentration of professionals from the Film industry is it Gwinnett http://atlanta.curbed.com/archives/2014/06/12/visu... or ITP and is there a RE need that movie professionals are looking for such as rent room by the bed/ commercial space etc..just curious to see if you have noticed some trends. 

I will give it a shot or perhaps even try to find someone more knowledgeable I could tag along with for a county office visit.The document you should concentrate on is Letters of Administration (if there is no will) or Letters Testamentary (if there is a will).

My concentration was rehabbing investment properties.

Do not purchase SFHs, concentrate on multi plex properties.I would also sell the personal residence and move into one of the detached SFHs (#3) for the next few years.
