In banks, when loans hit the 90 day past due, they are also considered "Non-Accrual", that is the bank should not longer expect to accrue and get aid on the interest due since the borrower is not making payments.

Out of curiosity (and this is probably state specific)...If a lease is ending and you give a tenant 30-day notice that you're not renewing it, and after 30 days they refuse to move, what happens?
