@Don harris Thank you for your compliments, motivation and advice, I will def be attending more real estate meetups and I've heard that meetup.com is a good place to start to find these meetings.

@Harry Marsh , I've looked at that strategy a long time ago but had trouble building my systems. 

In NC, as @Matt Harris said above is also true in Rochester, the municipalities will (I would even say "want to") work with the property owner to not demolish the property.What the city will require is usually some sort of plan that you intend to get the property up to code in a reasonable amount of time.

I'm also reading: Using a Limited Liability Company for Real Estate Investing (just picked it up today) by Sarah E Holmes, Commercial Real Estate Investing for Dummies by Peter Conti and Peter Harris, and How Not to Be Wrong The Power of Mathematical Thinking by Jordan Ellenberg (which I've put down for a bit now but need to pick up again).Reading is great and I don't mind reading all about commercial real estate, I just feel I need to broaden my horizons to help limit the possibilities I miss something.
