I've seen some distressed properties paying out 0.5% to 1% so negotiating the list side in advance can backfire if the buy side is tiny to nothing.But at the end of the day, everything is negotiable.

I think the market will be moving back towards tiny homes... so, sounds good to me.. seniors may really appreciate it and people starting out... with the boomers aging and the millennials looking for first home seems like a strong potential market.
