@Crystal Smith I am originally from Miami, but I am in complete agreement with you on wanting to buy in the Florida Panhandle, especially the Santa Rosa Beach/30A stretch. 

That's how you can "stretch" your investment dollars by buying undervalued (distressed) properties at deep discounts making your money when you buy!

Once wholesaler gets educated with all the math process and nitty gritty stuff, then they can get enough experience to stretch out the profits for themselves and know how to play around with the number to give yourself enough profit and also make the end buyer happy to accept your deals.

The difference between a house people actually live in locally, and a lead mine, where the low cost producer that can be located anywhere in the world, is a stretch.

I think a portfolio loan is a stretch since the law is a little vague and most banks will probably be conservative about it and come to the same conclusion that Freddie and Fannie have.If you aren't living in the multi than it is just a normal investment property and the normal rules apply. 

I don't disagree with the OP on many assertions, but using one's experience to arrive at an absolute is, well, a bit of a stretch.
