Once wholesaler gets educated with all the math process and nitty gritty stuff, then they can get enough experience to stretch out the profits for themselves and know how to play around with the number to give yourself enough profit and also make the end buyer happy to accept your deals.

I think a portfolio loan is a stretch since the law is a little vague and most banks will probably be conservative about it and come to the same conclusion that Freddie and Fannie have.If you aren't living in the multi than it is just a normal investment property and the normal rules apply.
