Make sure your GC has all the necessary licensing he/her needs for your area, make sure they don't have any judgements against them(ie owe people money or have taken off with money)Set up progress payments with detailed expectations - For example, 20% will get paid after rough in is completed and so on. 

@Hiren Patani Make sure the process will end in a judgement or you take the next step and file for a judgement, it differs by area. 

If your leasing to people that have no fear of collections, judgement or garnishment, well ya better be johnny-on-the-spot with enforcement actions to mitigate loss exposure, and know you will be paying some water bills.

You have to use your judgement on the client and situation.

I always do a title search also to make sure that the seller does not have any liens or judgements, especially child support.
