Obviously more likely the borrower would try to short sell it quickly before handing it back over, but he’s an investor with lots of irons in the fire and distractions.. he has way more equity then balance due so he would be better off selling short.

It's ironic how I wouldn't waste any $ on pull-tabs because a 1-in-28 odd's seems idiotic to shoot for but a 1-in-100/200/500 "what if" is something that bugs at me as a real potential and concern.

We finally ironed out our differences, but it wasn't pretty for awhile there, and I always hated having to share the driveway, even though he just barely drove over one corner of my property and his parking was nowhere near that corner.I think in this case, this property is affordable for a reason.

If I am certain that it isn't my problem (ie collapsed drain line or corroded and scaled cast iron) then I pay for the first unclog on a drain and the tenant pays for subsequent unclogs of that same drain.
