Then we also have to pay someone in-house to find and coordinate these multiple agents/brokers to complete these evaluations.We have to pay an underwriter to review the reports and put together a loan offer.And we have to pay an Account Advisor to call and have a discussion about the loan offer and how to proceed further... which often includes our Account Advisor spending a significant amount of time working with the borrower and seller negotiating the dealWe can't just give people $250K for a property just because they "say" it's worth that much... and we can't evaluate every property for free or we'd go broke on a wild goose chase.And yes...

In urban areas they are "not the best," but in rural areas they are wildly inaccurate.
