It's crazy how much of my valuation hinges on this one number, and now that I'm getting ready to put in offers, I'm starting to realize that my model will suffer from serious GIGO (Garbage in garbage out) if I can't nail down rental comps.

Water/ sewer/ garbage is about the same cost for a 500 square foot unit as it is for a 3,500 square foot house, so utilities become a bigger percentage of total rent and costs with smaller units.Collecting rent is time consuming.

Most of what we see listed is garbage imo, nothing like getting the privilege of paying retail after repair values on houses needed 60 or 80K of rehab.Its not worth chasing the market.
